As an expat, you can borrow up to 100% of the property value in the Netherlands. Your maximum mortgage is typically calculated at around 4.5 times your gross annual income, though this depends on factors such as your employment type, the 30% ruling, and existing debts.

Types of Mortgages Available

The two most common mortgage types in the Netherlands are the annuity mortgage (annuiteitenhypotheek) and the linear mortgage (lineaire hypotheek). Both offer tax-deductible interest payments for up to 30 years. As an expat, you may also qualify for the National Mortgage Guarantee (NHG), which provides additional security and lower interest rates for properties up to the NHG limit.
