Independent Financial Advice for Expats in Eindhoven
Eindhoven is one of two cities where buro philip van den hurk has built its expat practice from the ground up. The Brainport region brings in roughly 4,000 new knowledge migrants per year, most of them landing at ASML, NXP, Philips, VDL or Signify, and they all face the same first-90-days financial questions: 30% ruling application, opening a Dutch bank account, finding a mortgage advisor who actually understands a knowledge-migrant contract. This page outlines what we do, who we work with most, and how to book a call.

What we do for expats in Brainport
Three things make up the bulk of our work for knowledge migrants in Eindhoven:
– Mortgage advice. Independent of any bank or insurance company. We compare offers across 35+ Dutch lenders and place the application where it works best for your specific contract, ruling and timeline.
– 30% ruling guidance. Whether you are about to apply, already applied, or near the end of your five years. The most common scenarios we handle: a Brainport contract starting in the next 60 days, a salary near the threshold, a job switch with the three-month rule in play.
– Tax and pension planning. Filing the M-form for your migration year, optimising your Box 1 partner split, planning for the end of the 30% ruling, deciding whether to draw down on your home country pension or keep it growing.
We work with knowledge migrants from ASML, NXP, Philips, VDL, Signify, BESI, ASM International, and from smaller employers across Brainport supplier ecosystem. We do not work on commission — our fee is a flat advisory fee disclosed up front.
How a first meeting works
The first 30-minute call is free and has no obligation attached. Most clients book it for one of three reasons:
1. House-hunting in Eindhoven or Veldhoven. You want to know how much you can borrow before you start bidding. We model your borrowing capacity across lenders and tell you which one fits.
2. 30% ruling application. Your employer HR has given you a template — you want a second pair of eyes before it goes to Heerlen.
3. End-of-ruling planning. Your beschikking expires in 18 months. You want to know what happens to your net income, mortgage and savings strategy when it does.
The call is in English, by video or phone. If we both agree there is something to work on after the call, we send a fee proposal in writing. No proposal, no commitment.
Why a local advisor matters in Eindhoven
Most national mortgage chains can do an expat mortgage. What a local Eindhoven advisor brings is the day-to-day knowledge of how the city market actually behaves:
– Bidding dynamics. Eindhoven and Veldhoven have run consistently above asking price since 2022. We know which neighbourhoods are tightest and where bidding wars usually settle.
– Valuer access. In high-demand periods, a valuation appointment can be a 3-week bottleneck. Local relationships shorten that.
– Notary timing. Several Eindhoven notaries cluster around the same handful of weeks for transfer slots. We schedule against those rhythms.
– Brainport employer specifics. We know how ASML, NXP and VDL contracts read on a typical lender underwriting desk, and which lenders ask which clarifying questions.
That local knowledge is what changes an 11-week application into an 8-week one.
